As a well known North Atlanta and East Cobb Buyers Broker, a large number of local and national home builders email me thier promotional bonuses on a weekly basis. I keep a spread sheet of these purchaser incentives, many of which are not advertised to the public. Builder New Home Bonuses can last from a few days to a few weeks, and run the gamut from free upgrade packages, free appliances and window blinds, 50% off upgrade options, to $10,000 closing cost allowances, and can range from a few thousand to well over $60,000.
This information is not something that I will be posting online, but it is just one of the many advantages my home buyer clients recieve when I represent them.
In addition to bonuses for purchasers, Builders also offer Broker bonuses in tandum with purchaser bonuses, and often provide Broker Bonuses even when there is no purchaser bonus.
I often share some portion of my Broker Bonuses with my clients, particularly if there is no purchaser bonus being offered. This is subject to your lender allowing the bonus. Not all Brokers will allow their agents and broker associates to share such bonuses with buyers. As the Broker/Owner of Advantage Realtors, I have more lattitude with regard to these things than agents and associate brokers who work under a Principal Broker or Managing Broker of a typical franchise firm like Berkshire Hathaway, Coldwell Banker, or Keller Williams for example.

And remember, just because you personally are not seeing available new homes in a particular area or price range, that does not mean there are not available homes – many early stage homes are not listed online until drywall stage – in fact, many sell before they are ever listed in the MLS.
